Geneva Real Estate Investment Market: Decrease in Transaction Volume and Significant Value Drop

Naef Commercial Knight Frank, a leading real estate firm, recently released its latest study on the Geneva property investment market. The study encompasses all transactions related to multi-unit residential properties valued at over 2 million Swiss francs. The key observation from the study is a significant drop in the number of transactions, declining from 53 to 31. Cyril Peyrot, the investment manager at Naef, highlights that many major players in the market now seem to be adopting a more cautious approach.

During the first quarter, the total value of real estate properties exchanged was only half of what it was in the first quarter of 2022, amounting to 610 million francs. Consequently, the average value of transactions has considerably decreased.

Let’s now delve into the top five noteworthy transactions that took place between January and the end of March 2023. Avadis Anlagestiftung purchased six residential buildings in Chêne-Bourg and the City of Geneva for a total of 172.8 million francs. The seller in this transaction was the Givaudan Pension Fund. European III Hospitality Holding Limited acquired the closed Richemond Hotel, owned by a Malaysian investor, for a sum of 114.265 million francs. Moving on, a small hotel was sold for 32.5 million francs by an anonymous company, with the proceeds benefiting the Wilsdorf Foundation. Additionally, the Asga Pension Fund purchased a building on Rue du Conseil-Général for 25.5 million francs. Lastly, Jolotrano, a company owned by a carpenter, acquired two properties for 23.086 million francs. It is worth mentioning that in 2022, Asga had spent a total of 150.35 million francs on nine property acquisitions in Geneva.
